Every property requires an individual evaluation. These answers explain RentHub’s general operating model.

What does a property manager do?+

A property manager coordinates a property’s day-to-day operation under the management agreement: communication, billing, recorded payments, maintenance, documentation, date tracking, and reporting. The exact scope depends on the selected plan.

Why hire professional management?+

Because a structured operation reduces interruptions, improves documentation, and makes it easier to respond to vacancies, late payments, repairs, and renewals. It does not eliminate every risk, but it establishes ownership, status, and evidence.

Does RentHub sell properties?+

This website is dedicated to property management and rental operations. Any brokerage service, when needed, is handled separately under the applicable agreements and licenses.

How is the fee calculated?+

The monthly fee may be a percentage of rent actually collected, subject to a per-unit minimum. Onboarding, new tenant placement, renewal, and extraordinary services are presented separately.

What can an owner see in the portal?+

Properties, units, occupancy, limited operational tenant information, balances, maintenance, expenses, private receipts, approvals, and statement activity.

What can a tenant see?+

Invoices, charges, recorded payments, balance, maintenance, rules, and authorized documents. A tenant cannot access another person’s file or the office’s internal folder.

How are maintenance expenses handled?+

Management documents the work, vendor, description, amount, and receipt. When the agreement requires authorization, the expense is sent to the owner portal. Once approved, it is posted as an operational debit; approval does not withdraw money from a bank account.

Are payments processed online?+

Not in the current version. Payments received through the agreed method are verified and then recorded in the portal. The architecture allows a future integration to be considered, subject to configuration, security, and additional terms.

Can I manage a property while living outside Puerto Rico?+

Yes. The portal supports remote review, approvals, and tracking. The ability to handle physical work depends on location, vendor availability, and the contracted scope.

What happens in an emergency?+

The portal helps document the event, but it does not replace 9-1-1, fire, police, emergency services, insurers, or utility outage lines. Personal safety must be addressed first.
